American University Renovation of Nebraska Hall

To help American University accommodate growth in its student population, Smoot DC renovated the existing Nebraska Hall, converting the building, which previously housed academic classrooms and administrative offices, into a suite-style residence hall for 115 upperclassmen. Students live in single-person bedrooms in units of two-, three-, and four-person apartments. Each apartment shares a bathroom, kitchen, and common area. Each floor has a laundry room, and the building’s multi-purpose room is located on the first floor for students to study or socialize with their community.

The renovated Nebraska Hall is a four-story concrete structure with three floors of pre-tensioned hollow core plank slabs. The building envelope is clad in brick and precast concrete. The scope of the renovation included new drywall and acoustical ceilings and new finishes, along with the replacement of all mechanical/electrical/plumbing systems, and the installation of a new elevator. In addition, all windows were replaced and the building’s exterior facade was renovated in order to enhance its appearance.

It has been a pleasure to work with Smoot Construction on this project. Smoot Construction’s staff and management support along with ongoing communication has kept the University informed and involved throughout the construction process. The construction schedule has been aggressive and Smoot Construction successfully completed the work necessary to allow for student occupancy in August 2007.
